Onyx+East Closes on Land for The Village at Alton Place, First For-Sale Home Community in Hilliard

Onyx+East, a full-service home builder, announces the acquisition of 31.9 acres for The Village at Alton Place, a 135-unit for-sale community.

Onyx+East, a full-service homebuilder based in Indianapolis, announces the closing of 31.9 acres for the development of The Village at Alton Place, a 135-unit for-sale community on the west side of Hilliard, Ohio. Construction is expected to begin in June 2026, with home sales anticipated to launch in spring 2027. This marks Onyx+East’s first for-sale housing project in the Columbus area.

The Village at Alton Place is designed to blend modern concepts with a walkable, village-style layout, featuring alley-loaded garages, inviting front porches, and a thoughtfully planned community that encourages walkability and neighborhood connection. Each home will have 10-foot ceilings and at least three bedrooms, catering to families, professionals, empty nesters, and buyers seeking modern, adaptable living spaces. There will be a mix of single-family homes and rowhomes with a variety of lot sizes and floor plans, offering approximately 1,800 to 2,800 square feet of finished living space, each with an additional unfinished basement spanning approximately 1,100 to 2,000 square feet.

A thoughtfully designed streetscape at The Village at Alton Place showcases walkable, village-style living with front porches, tree-lined sidewalks, and alley-loaded homes.

Homes at The Village at Alton Place are set among green space and water features, highlighting the community’s connection to nature and neighborhood-focused design.

Located at the intersection of Alton Darby Creek Road and Roberts Road, The Village at Alton Place is part of the $300 million Alton Place master development, a 354-acre mixed-use community on the west side of Hilliard. Residents will enjoy a mix of housing, retail, dining, and services, along with amenities such as a playground, pavilion, and trails, all within walking distance of The Village at Alton Place.

“The Village at Alton Place will bring a vibrant, unique housing option for central Ohio residents, and we’re excited to be part of this first-of-its-kind development in Hilliard,” said Kelli Lawrence, CEO of Onyx+East. “This project marks an important milestone for our company, reinforcing our commitment to Ohio while delivering a thoughtfully-designed community in one of Hilliard’s most desirable and supply-constrained areas.”

A charming row of thoughtfully designed homes at The Village at Alton Place highlights inviting front porches, pedestrian-friendly sidewalks, and a cohesive neighborhood streetscape that encourages connection and everyday walkability.

The Village at Alton Place is located within the top-rated Hilliard City School District, with elementary, middle, and high schools each within a mile away. It also offers convenient access to major employment centers throughout the region, with connectivity via I-270 and I-70 supporting easy transportation access for residents.

A portion of the Alton Place three-mile trail will also run through the middle of The Village, connecting to a multi-use path along Alton Darby Creek Road, The Well recreation center, and ultimately to the Heritage Rail Trail, which connects downtown Hilliard to Plain City, Ohio.

The land closing reflects Onyx+East’s continued growth in Ohio. The builder opened Greenery, a build-to-rent community in Lewis Center, earlier this year, and is developing two other build-to-rent communities in Columbus: Haven in Upper Arlington and Mural in Lewis Center. Onyx+East is also expanding its home development operations in Cincinnati following the success of Everly, a mixed-use community of townhomes and single-family homes.
