Job Summary:

The Director of Land Acquisition (DLA) is responsible for leading pipeline creation, entitlements and predevelopment for an assigned area, including the determination of target submarkets, strategic planning, research, site identification, underwriting, site planning, consultant team formation and relationships, all government approvals, project design, and investor packages and communications. The DLA will work closely with internal teams including land development, finance, accounting, operations, construction and sales; as well as external consultants including legal, architecture, engineering and others. The DLA sources and leads each project until land closing and is chiefly responsible for pipeline targets, maximizing the investment underwriting, risk mitigation, and leading the acquisition team and projects to success. The DLA also works with the market team leaders, including Operations, Construction, and Sales, to create plans to achieve company goals and initiatives.

This position will be located in Tampa and will report to the SVP of Acquisitions/Development. The DLA may also be responsible for leading and managing Managers and Associates toward company goals. Additionally, the DLA may assist in market research, planning and predevelopment efforts to enter other potential nearby growth markets as they are identified.

Key Job Duties and Responsibilities:

  • Lead the creation and management of pipeline in assigned O+E markets to meet or exceed annual company goals.
  • Lead and provide direct supervision for acquisition team members, ie. Managers and/or Associates
  • Lead market research and determine target submarkets.
  • Responsible for contract negotiations with third parties including land sellers and vendors.
  • Responsible for due diligence processes including environmental studies, title review, geotech, surveys and legal entitlements.
  • Lead internal and external teams for the successful entitlement, design, and other rights necessary for the land closing of projects.
  • Lead various market meetings, present status of current projects and pitch potential new projects to executive team to gain approval.
  • Responsible for predevelopment budgets, contracts, schedule, and keeping projects on track for budgeted start date; and reporting to executive team.
  • Present investment opportunities to O+E Investment Committee.
  • Collaborate with other O+E departments to ensure implementation of development vision; ensuring budgets and cost parameters are understood throughout the team and ensuring engineering, architecture, and designs are consistent with O+E brand and all project documentation and project positioning to produce financial returns.
  • Research and development of assigned and prospective submarkets including cultivation of relationships with key people in those markets, including municipal staff, elected officials, brokers, land owners, etc.
  • Maintain current intelligence on assigned markets, including land and comparable products, supply/demand factors, micro and macro trends, municipal requirements, competitors and vendors.
  • Ensure Investment Committee packages, market studies, proposals, and RFP’s/RFQ’s are accurate and timely.
  • Assist Finance/Accounting with creating proformas, finance packages, and development related closing documentation.
  • Ensure that reports, budgets, and proformas are accurate and timely.
  • Review and code invoices monthly, tracking to predevelopment budget.
  • Represent and promote the O+E brand in public forums, industry events, etc.
  • Other duties as assigned.

Experience and Skill Requirements:

  • Minimum of 8 years of experience in real estate acquisitions, development, and/or investment
  • A bachelor’s degree or equivalent, ideally specializing in Business, Real Estate, Architecture, Landscape Architecture or Urban Planning
  • Proven strategic planning skills
