How Do Homebuilders Evaluate Land for New Communities?

By definition, all land is unique. But at Onyx+East, we take it a step further by evaluating every site through a disciplined lens:

  • Hard-to-replace locations. We look beyond the boundaries of the land to determine what makes it truly special and not what design alone can recreate. This includes close proximity to established amenities, access to green space, and proximity to trails, such as our Nickel Row property in Fishers, Indiana along the Nickel Plate Trail, giving homeowners have quick access to 40 miles of recreational paths connecting to the Indiana State Fairgrounds in Indianapolis, or our upcoming Trillium project, a new residential community in Westfield right on the Monon Trail that connects neighborhoods, parks, schools, and commercial districts to Downtown Indiana.

     

  • Uncompromising standards. For us, a clear “no” means a site that would require us to compromise our product's quality. Sites in commoditized locations where land is abundant and competition is high typically require a price-cutting race that would force us to dilute the aesthetic and functional quality of our homes.  Even in a shifting market, we refuse to cut corners. If the numbers only work by lowering standards, it doesn’t work for us.

     

  • Uniqueness. No aspect of our communities is cookie-cutter, and we apply the same philosophy to our acquisition process. You won’t find us building on an interchangeable parcel surrounded by other developments that could exist anywhere in the country. Our in-house development, architecture and design teams customize each site to ensure it has character and feels specific to its setting. Our work is very intentional, so we’re not cramming housing wherever it’ll fit because the land is available or affordable. How Do You Evaluate the Quality of a New Residential Development?

At Onyx+East, we don’t sacrifice quality for cost. Some developers use price-cutting tactics to make a home’s price more appealing to buyers, which can lead to hidden risks and long-term costs that homeowners don’t see at closing. These risks can include lower-grade materials that wear more quickly, higher long-term maintenance or utility costs from less efficient systems. Cost-cutting can also show up in less durable mechanical systems, reduced energy efficiency, or community layouts that don’t support long-term livability and resale value.

Every development is carefully built, but because risks aren’t entirely avoidable, we work to mitigate them by:
