Onyx+East is introducing its newest community, Fulton, to be available for sale early 2022 in the Chatham Arch historic district in Downtown Indianapolis. Fulton by Onyx+East is a private residential community offering 17 exclusive, luxury, multi-story brownstones to those seeking the latest in modern luxury living with the convenience of a maintenance-free lifestyle.
Fulton is the result of a collaborative partnership between Onyx+East and Extra Space Storage to redevelop the 1.55-acre block at the southeast corner of North and Fulton Streets, near the eclectic Lockerbie Square.
With prices starting from the $600k’s, Fulton will offer an exclusive collection of home designs to meet the needs of a variety of homebuyers. The four-story brownstones are exceptionally large for this area of Downtown, ranging from 2,441 square feet to more than 2,689 square feet, with 3 to 4 bedrooms and 2.5+ baths. Design features include expansive open floor plans, 10-foot ceilings, chef’s kitchens, rooftop terraces, private two-car garages and optional private elevators. All Onyx+East homes include smart-home technology, allowing homeowners to choose options which allow the ability to seamlessly control lights, the thermostat, security systems, appliances and more with just the touch of their cell phone or the sound of their voice.
Extra Space Storage will repurpose its existing 95-year-old facility and replace it with a new, 115,000 square-foot building by building vertically on the southern portion of the site, while Onyx+East will invest more than $9 million to construct 17 residential brownstones on the northern portion of the site.

The redevelopment will contribute to the character of the Chatham Arch neighborhood. Extra Space Storage will re-incorporate the sawtooth architectural elements from the original structure, and Fulton will use the red brick and metal aesthetic common in the neighborhood.

Fulton is the second Onyx+East community in Chatham Arch. The first was Park 10—one of the company’s very first projects that was built in 2015. Today, Onyx+East has built or has under construction 28 projects comprising $250 million of investment in Downtown Indianapolis, Carmel, plus Tampa and St. Petersburg, Florida.
