Job Summary
The Area Sales Leader will be an employee of Onyx+East and a Realtor within the Onyx+East real estate brokerage. This person is responsible for driving sales operations in the geographic area while maintaining the brand and values of Onyx+East. Fundamentally, this position involves assuring that the sales engine operates effectively in the region. The Area Sales Leader will act as the primary salesperson in 4 communities, manage others, grow the sales team as needed, foster Realtor relationships, and help lead clients through their home-buying journey.
The Area Sales Leader must have excellent communication skills, the ability to listen to prospects and discover their needs, provide solutions, implement timely follow-up and ultimately close the sale. In addition, this person must be willing to work most weekends and maintain flexibility to accommodate client meetings, as necessary. The ideal candidate is detail oriented, positive, energetic, a self-starter with new home sales experience, and can lead and motivate other team members.
Key Job Duties and Responsibilities:
- Manage and implement sales strategies.
- Collaborate with marketing to create effective campaigns.
- Engage and create rapport with prospective clients and assist them through the home buying process.
- Demonstrate persuasiveness and the ability to discover and overcome customer objections. Must be able to close the sale.
- Set clear expectations about the building process while maintaining buyer satisfaction and engagement.
- Build and grow Realtor relationships through 1 on 1 meetings, office presentations, open houses, and other events.
- Provide on-going feedback of buyer and traffic preferences to architecture, design, and marketing departments.
- Maintain competition reports and analysis of nearby competitors and their pricing and absorption.
- Record all client information and follow up in Lasso (CRM) and Newstar (operations software) as necessary.
- Execute timely follow-up.
- Ensure that models and meeting locations are clean and show-ready daily. Communicate any issues with the models, spec homes, and communities to management.
- Manage purchase agreements, weekly sales reports, and other documents as needed.
- Possess a positive attitude and strong work ethic while also having the ability to receive coaching and continually improve performance.
- Assist and manage members of the sales team as needed and maintain positive relationships with co-workers.
- Achieve budgeted sales targets.
- Maintain MLS listings that are consistent with approved strategies.
- Ability to work weekends.
Experience and Skill Requirements:
- A minimum of four successful years of sales experience.
- Active Florida Real Estate License
- Knowledge of residential construction, new home sales, and mortgages.
- Strong people and communication skills.
- Impeccable Integrity.
- Computer proficiency and attention to detail.
