Our preferred lenders have expertise in new home financing and work closely with Onyx+East to guide you through the entire process—from application to approval. Our preferred lenders offer competitive rates and a variety of loan programs to ensure you find the best financing options available to you. Or, you can work with a lender of your choice.
Once you have your lot, an Alloy team member will meet with you to determine which floor plan will best fit on it. If there is an existing old home on your site, don’t worry, we can help with that too.
Many lenders require a land survey when you purchase a new piece of property, but if you do not have one, we’ll facilitate to get one. This certificate provides analysis of site conditions and help us calculate improvement costs that may be required to make the land suitable for building. This could include tree removal, grading land, obtaining building permits or utility connections. Land surveys also define your property line and ensure you build to the required zoning and neighborhood regulations. During this time, we’ll determine the cost of getting your lot ready to start construction.
Our team will provide you with your home’s price upfront and in writing—with final costs and purchase agreements—to secure your financing during the construction process. Once this is finalized, construction plans will be completed and submitted for building permits. Construction start time will depend on demo time and lot improvements.
Watch as we build your new home from the ground up based on everything you personally selected. Every part of your new home is led by our experienced construction team, so you can be sure your new home is built with quality materials and attention to detail. It takes approximately six months from the first dig until closing. While your home is being built, our Customer Experience Leader will provide frequent construction updates and fun resources to help connect you to the neighborhood. Additionally, our experienced Construction Managers will conduct a pre-drywall meeting, allowing you to see the progress of your home—as well as the electrical and plumbing systems before drywall is installed.
Upon completion of your home, we will schedule a final walk-through to provide an in-depth demonstration of your home, as well as provide home maintenance and warranty care information. Don’t forget, a 10-year structural warranty is included! You’ll also get your keys during this time. Welcome home!
